As the uneven economic recovery continues in the U.S., a bright piece of news came last week from Colliers International, one of the world’s leading commercial real estate firms. In the third quarter of 2010, the U.S. office market absorbed 6.5 million sq. ft. of space, compared with 1.8 million sq. ft. in the second quarter.
According to the Colliers report, San Francisco was one of the top-performing markets along with Washington, D.C. and New York City. In the Bay Area, not surprisingly, the expansion of technology-based businesses was a primary driving factor for absorption. And as previously noted in this blog, the Fremont area continues to be a particularly strong technology submarket fueling the San Francisco Bay Area absorption trends.

Recently, two members of the TEAM Christy business community signed significant extensions of their leases at Fremont Business Park.

The company has offices in the U.S. and India, and has extended its lease for 2,400 sq. ft. of space at Fremont Business Park.
CoMira Solutions Moves Across the Bay
Fremont Business Park also welcomes a new tenant to the complex. CoMira Solutions has relocated from Los Altos, occupying 600 sq. ft. of space in 42501 Albrae Street at Fremont Business Park.
CoMira engineers are involved in many aspects of electronic product design and development based on multiple system-on-a-chip (SoC)-supported platforms. The company also creates and licenses intellectual property, and provides engineering consulting to clients worldwide.

The Colliers report noted that with development of new office space virtually non-existent across the U.S., as a market such as Fremont gains momentum, available space will go fast – and that means lease rates are likely to rise as demand increases relative to supply.
