Christy Street Welcomes Five New Tenants – Also Sees Three Renew and One Expand

Fremont Business Park at Christy Street has gotten off to a fast start in 2011, welcoming five new tenants and retaining four more – with one of those four more than tripling the space it rents at the three-building complex.

The attraction for most businesses seems to be Christy Street’s like-new space, convenient Fremont location and added amenities such as monthly meetings of the unique TEAM Christy business-acceleration and executive leadership group. Here’s a closer look at the nine tenants recently signing at Christy Street.

Moving In

The five new tenants, representing a diversity of businesses, all moved into Building 42808 Christy Street.

The Art Blossom
The Art Blossom is an innovative and creative business that celebrates kids and their art. The company provides commercial-grade vinyl wall panels printed with any kind of original art. The removable, reusable vinyl panels will cling to any plain or textured wall and are perfect for families with kids, students in dorm rooms or renters. FineArt Albums

Vistage helps develop enhanced leadership and decision-making skills for attendees. Happy Holidays from Fremont Business Park!

As all eyes turn skyward to catch a glimpse of that jolly old man in the fur-trimmed red suit, we at Fremont Business Park think it’s time for a look back at 2010 and all that we have to be thankful for this year.

Fremont Business ParkTo be honest, 2010 didn’t start off very well. If you’ll recall, the dust and noise from Christy Street’s extensive $2 million makeover was a bit of a nuisance. And on the economic front, the financial markets started downhill about as fast as a sleigh slides off a snow-covered roof. Things didn’t look good.

But by the time the winter rains had ended, not only had the markets started back up again, but the all-encompassing renovation was also complete. Inside and out, Fremont Business Park was like new. New formal tiled entries. New hallways. New doors and signage for the individual suites. New smaller offices to accommodate businesses just starting out. Upgraded restrooms. New conference room. New fitness facility with showers. ADA upgrades. New roof on Building 42840 Christy St. New paint. New landscaping. Resurfaced parking lot. New monument signage. Whew!!

And as they say in that baseball movie, once it was built, they did come. And they kept coming. Several new tenants had already moved in before the official grand re-opening in April. And a steady stream of businesses have continued to make Christy Street their home ever since.

TEAM Christy Created a Connected Business Community
In May, the first meeting of TEAM Christy Street was held. TEAM Christy offers each business within Fremont Business Park the opportunity to make business connections with their neighbors and to network in ways that simply aren’t commonplace in typical business complexes. Members are even provided the opportunity to gain additional exposure for their businesses by contributing to this blog!

Over the past eight months, TEAM Christy participants have referred leads to one another and even done business together. And in the Fall, Sterling Lanier, a chairman with Vistage International – the world’s leading CEO organization – got involved with TEAM Christy to add leadership development activities to the value received at each meeting.

High-Speed Internet Service
In September, Fremont Business Park completed an upgrade to the building’s fiber optic infrastructure and began offering the area’s fastest dedicated Internet service – without the slowdowns that can occur when other services pass through a central office. Fremont Mini-Trends, American Megatrends and More

As the uneven economic recovery continues in the U.S., a bright piece of news came last week from Colliers International, one of the world’s leading commercial real estate firms. In the third quarter of 2010, the U.S. office market absorbed 6.5 million sq. ft. of space, compared with 1.8 million sq. ft. in the second quarter.

According to the Colliers report, San Francisco was one of the top-performing markets along with Washington, D.C. and New York City. In the Bay Area, not surprisingly, the expansion of technology-based businesses was a primary driving factor for absorption. And as previously noted in this blog, the Fremont area continues to be a particularly strong technology submarket fueling the San Francisco Bay Area absorption trends.

At Fremont Business Park, AMI has extended its lease on 6,150 sq. ft. of space in Building 42808 Christy Street.

embedUR Systems – embedUR Systems is an engineering services company that develops reliable, scalable, high-performance software for embedded systems – especially in the telecom and data networking, automated test, process control, and embedded service markets. The company has offices in the U.S. and India, and has extended its lease for 2,400 sq. ft. of space at Fremont Business Park.

CoMira Solutions Moves Across the Bay
Fremont Business Park also welcomes a new tenant to the complex. CoMira Solutions has relocated from Los Altos, occupying 600 sq. ft. of space in 42501 Albrae Street at Fremont Business Park.

CoMira engineers are involved in many aspects of electronic product design and development based on multiple system-on-a-chip (SoC)-supported platforms. The company also creates and licenses intellectual property, and provides engineering consulting to clients worldwide.

The Colliers report noted that with development of new office space virtually non-existent across the U.S., as a market such as Fremont gains momentum, available space will go fast – and that means lease rates are likely to rise as demand increases relative to supply.
