Another Bright Idea at Fremont Business Park

Fremont Business Park at Christy Street has undergone a complete transformation over the past 18 months. A $2.5 million renovation has upgraded virtually every feature in the complex so that it looks brand new: from the large, formal tiled entries and bright hallways to new bathrooms with granite countertops, a common conference room, and a fabulous fitness facility.

The latest added touch is LED lighting in the parking lot – supplied by Green Machine Light Engine, the oldest manufacturer of outdoor LED lighting in the U.S., and a tenant in another Borelli Investment Company-marketed business complex, Club Auto Sport in San Jose.

Lighting on a Chip
LED lighting is the wave of the future – the fixtures use chip-based light-emitting diodes as the light source. Although the up-front investment is higher, LED lights save an average of 70% on energy costs. That’s not only good for the environment, but it also saves the building owners – and ultimately the tenants – in lower electric bills every year. Payback can take as little as two to four years. And LED costs are expected to decrease as chip technology continues to advance.

60,000 Hours of Use
With LED lights, there are no bulbs to change. Maintenance is minimal. And the lights should last an average of 60,000 hours – or more than 14 years of use! In addition, when the lights finally do die and need to be discarded, there’s no mercury or lead to harm the environment.

Brighter Light and Increased Safety for Tenants and Visitors
Best of all, LED lighting typically provides brighter, more natural light than other alternatives. That means increased safety for the building’s tenants and guests who visit in the evening hours.

Lee Jatta, Borelli’s Property Manager at Christy Street, commented on Green Machine and the new LED lights. “Green Machine Light Engine did a great job on the retrofit and the light output is amazing!” he said. “The result exceeded our expectations – our tenants have said they can see more clearly and feel safer at night. The color is so vibrant, it’s hard to believe that we’ll be saving more than 75% on energy usage – with no bulbs or ballasts to replace. It’s really great for our bottom line.”

Happy Holidays from Fremont Business Park!

As all eyes turn skyward to catch a glimpse of that jolly old man in the fur-trimmed red suit, we at Fremont Business Park think it’s time for a look back at 2010 and all that we have to be thankful for this year.

Fremont Business ParkTo be honest, 2010 didn’t start off very well. If you’ll recall, the dust and noise from Christy Street’s extensive $2 million makeover was a bit of a nuisance. And on the economic front, the financial markets started downhill about as fast as a sleigh slides off a snow-covered roof. Things didn’t look good.

But by the time the winter rains had ended, not only had the markets started back up again, but the all-encompassing renovation was also complete. Inside and out, Fremont Business Park was like new. New formal tiled entries. New hallways. New doors and signage for the individual suites. New smaller offices to accommodate businesses just starting out. Upgraded restrooms. New conference room. New fitness facility with showers. ADA upgrades. New roof on Building 42840 Christy St. New paint. New landscaping. Resurfaced parking lot. New monument signage. Whew!!

And as they say in that baseball movie, once it was built, they did come. And they kept coming. Several new tenants had already moved in before the official grand re-opening in April. And a steady stream of businesses have continued to make Christy Street their home ever since.

TEAM Christy Created a Connected Business Community
In May, the first meeting of TEAM Christy Street was held. TEAM Christy offers each business within Fremont Business Park the opportunity to make business connections with their neighbors and to network in ways that simply aren’t commonplace in typical business complexes. Members are even provided the opportunity to gain additional exposure for their businesses by contributing to this blog!

Over the past eight months, TEAM Christy participants have referred leads to one another and even done business together. And in the Fall, Sterling Lanier, a chairman with Vistage International – the world’s leading CEO organization – got involved with TEAM Christy to add leadership development activities to the value received at each meeting.

High-Speed Internet Service
In September, Fremont Business Park completed an upgrade to the building’s fiber optic infrastructure and began offering the area’s fastest dedicated Internet service – without the slowdowns that can occur when other services pass through a central office. And the monthly costs offer significant savings over most business plans!

Then in October, TEAM Christy members got to meet business people from Borelli Investment Company’s other Building Business Network teams – TEAM Club Auto Sport and TEAM Junction. Members of the three TEAMS gathered and shared experiences at a special mixer before the inaugural concert in the Club Auto Sport Music Series.

CSTDA Insurance Services Moves Into Fremont Business Park, Joins TEAM Christy

Founded in 1976, CSTDA Insurance Services is a highly successful independent insurance agency, specializing in commercial insurance services for corporate clients and some individual business people. The company provides a variety of business insurance lines, in addition to medical and dental insurance.

CSTDA Insurance was located in Hayward for many years, but most recently was based in Newark — before signing its long-term lease for 42840 Christy Street, Suite 235, in Fremont Business Park. The company will occupy approximately 1,275 square feet of space.

Ideal Location
The biggest attraction for Will Davi of CSTDA was Fremont Business Park’s location off Auto Mall Parkway near the Pacific Commons shopping center. “The offices are in a great part of Fremont,” Davi said. “We serve clients in Silicon Valley as well as the East Bay and around the rest of the Bay Area, so Fremont is ideally situated for us.”

Davi also likes the complex itself. “The buildings are well laid out, and the offices have a nice homey feel to them,” noted Davi. “The other tenants are primarily businesses much like ours, so it’s great to be working side-by-side with like-minded business people.”

Becoming a Part of TEAM Christy
TEAM Christy will also give CSTDA Insurance Services the opportunity to meet monthly with other tenants to discuss common challenges and brainstorm solutions, learn more about each other’s businesses to be able to refer clients to one another, explore joint marketing opportunities in traditional as well as new media such as social networking, and attend informative seminars on topics of broad interest to business people.

TEAM Christy was created by Borelli Investment Company, which manages and markets the complex, and is available at no charge to all tenants.

New Heating/Air Conditioning System Will Be Cool for Tenants

Borelli Investment Company recently installed the control system for a sophisticated new heating, ventilation, and air conditioning (HVAC) system at Fremont Business Park that will ultimately offer numerous benefits to tenants. The solution will help control tenants’ utility expenses, while reducing wasteful energy consumption. Christy Street businesses will also have access to better environmental controls for their individual offices.

In addition, the Christy Street property manager will receive a more comprehensive set of data, so he or she can respond more efficiently to tenant needs. And both the HVAC provider and property manager will be able to troubleshoot, adjust, and repair the system remotely over the Internet — for fastest response.

The next step in the process is to replace a number of coolers that are integral to the air conditioning performance. An upgrade to the heating system will come later. Because it’s late May, it really shouldn’t be needed for a while, if the winter ever ends!

Fremont Business Park at Christy Street Grand Re-Opening Was Definitely the Place to Be

More than 150 people took time out from their workday last Thursday to be a part of the ribbon-cutting for the grand re-opening of Fremont Business Park at Christy Street.

The rainy weather from earlier in the week cooperated by giving way to a warm, sunny day that was perfect for the barbecue lunch and ceremonies commemorating the re-opening of the three-building, 120,000 square foot office complex, following its extensive $2 million renovation.

Too Many People to Namedrop

The turnout included a large group from the Fremont Chamber of Commerce, existing and prospective Christy Street tenants as well as business associates, real estate brokers, plus many of the vendors who worked so hard to upgrade the office space. People enjoyed the food and beverages, had a great opportunity to network, toured the like-new space, and learned more about TEAM Christy — a business networking and marketing co-op group that will be open to every tenant in the complex.

There were also numerous winners in the raffle drawings that were held after lunch. The prizes included:
•    A personal training session with noted trainer Juan Torres of Torres Fitness
•    Fine wine donated by Borelli Motor Sports
•    Three rides at LeMans Karting in Fremont, donated by Rick Gaan of Club Sportiva
•    A $300 retail value vinyl banner donated by Millers Vinyl Graphics
•    A free inspection of a building’s HVAC system, donated by ESI

Christy Street Conference Room Booked Through Google Calendar

One of the newly completed spaces in Building 42840 is the Christy Street conference room — a well-equipped room with the latest audio-visual capabilities and other meeting tools.

The Grand Re-Opening of Christy Street Is Almost Here!

The $2 million renovation is nearly complete. The construction crews are ready to leave. Which means the noise, dust, and disruption is almost done — leaving Fremont Business Park at Christy Street as one of the nicest, most modern office complexes in Fremont.

So now it’s time to celebrate! The grand re-opening of Christy Street is set for next Thursday, April 22nd at 11:00 a.m. I guess if you were clever, you could call it a “christyening”…

Want to know who’s coming? The list so far is impressive, with more than 50 business and governmental leaders in Fremont and Silicon Valley already confirming they’ll attend. Because it’s this early, you can probably expect double that number — maybe more.

This will be a great opportunity to rub shoulders with important folks. Ralph Borelli, Chairmen of Borelli Investment Company, will help with the ribbon-cutting. The agenda is still being developed, but there’s a good chance you’ll hear from one of the people signed up from Fremont’s Economic Development department. If you want to know what the outlook is for business in Fremont, this will be the place to be on April 22nd.

Hopefully, the weather will cooperate for the planned luncheon barbecue. You can enjoy lots of good food and liquid refreshments. See the new fitness center and well-equipped conference room.
