Micro-Spaces Make Small Business Comfy at Fremont Business Park

August 22, 2012 by Fremont Business Park

Micro-Spaces Provide Maxi-Advantages in Today’s Business Environment

Many of the world’s most innovative companies started in someone’s garage, at a kitchen table or in a dorm room. Whether you’re building the next big name in technology — or you simply enjoy being your own boss — now’s the ideal time to make your move into a real office. And the best place to do it is at Fremont Business Park in our unique micro-spaces.

Executive Suites Not Always the Answer

Some one- or two-person businesses start out in Executive Suites. Although this can be an efficient way to get space plus a lot of services — it Executive Suites can cost A LOT. And if you don’t really need all the services packaged into Executive Suite plans, paying $5 to $7 per square foot just isn’t worth it.

Fremont Business Park — the Micro-Space Leader

Fremont Business Park — a three-building, two-story, 120,000 sq. ft. complex just off I-880 near Auto Mall Parkway in southern Fremont — offer micro-space office suites as small as 357 sq. ft. for a fraction of the cost of Executive Suites. You can pay for just the services you need and put the rest of your money back into your business — or in your pocket!

Every office at Fremont Business Park offers:

•     An ideal location with fast freeway access for short commutes, and with great dining and shopping and even movie theaters right down the street at the Pacific Commons mall

•     Wireless access to blazing fast fiber-optic Internet service — the fastest in Fremont

•     A common conference room with the latest meeting tools, from a video screen to audioconferencing

•     A well-equipped fitness facility with showers for men and women

•     TEAM Christy networking group

•     Coffee bars in many of the individual suites

•     Options available for full furnishings

•     Flexible longer or shorter lease terms available

•     Exceptionally flexible growth opportunities without leaving the complex

Micro-Spaces Are Going Fast

A few micro-spaces are now becoming available at Fremont Business Park. But with the complex’s occupancy at 97%+ these won’t last long.

So whether you’re starting the next Facebook or Google — or just want your own space with room for a few employees now or in the future — e-mail Lee Jatta or call (408) 453-4700 Ext. 140 today. DRE License #01828564

Space and Time Are Running Short — “Blended” Lease Rates Offer Businesses Significant Savings

August 20, 2012 by Fremont Business Park

While economists continue to debate how robust the nation’s economic recovery is, Silicon Valley seems to be ahead of the curve. At Fremont Business Park — as you may have noticed — there’s been a steady stream of new tenants moving in and existing tenants renewing or expanding into additional space.

The result?

•     Fremont Business Park’s occupancy has recently exceeded 97%!

•     Rents have risen to $2.00 to $2.06 per sq. ft. (full-service) and are likely to continue to rise

•     Some smaller spaces remain available for tenants looking to expand or move, or who have business associates that might be interested in space

Don’t Miss This Opportunity

The improving economic climate in Silicon Valley will provide opportunities for all businesses to increase revenues. At the same time, it will necessitate intelligent cost management to enhance profitability.

Even at $2-plus per sq. ft., Fremont Business Park space remains an outstanding value based on its ideal location near freeways, BART and Pacific Commons shopping and services — as well as the building’s many amenities such as its high-speed, fiber-optic Internet service, common conference room, fitness facility, LED lighting, secure electronic entry, and more. Here’s what you can do:

•     Create a lower, blended lease rate — If your lease is coming due at Fremont Business Park in the next 6 to18 months, now’s the time to talk to building management about an extension. Locking in a rate now can create a favorable blended rate that will keep your expenses down over time.

•     Take advantage of our referral program — Don’t forget: Fremont Business Park is still offering attractive incentives for businesses you refer that lease space here. Just give us a name and contact information — we’ll do the rest!

Act Now

Don’t wait! Act now before the remaining space is gone, or rates increase again. E-mail Lee Jatta at lee@borelli.com, or call him at (408) 453-4700 x140.

East Bay Office Space Heating Up with the Weather

June 8, 2012 by Fremont Business Park

Presenting further evidence that the economy may be slowly improving – the office leasing market in the East Bay, and specifically, Fremont is warming like our spring weather. In The Wendel Report’s East Bay Economic Roundup*, Christopher Thornberg, chief economist for the California State Controller’s Office and founding partner of Beacon Economics, says, “We see an economy that is really starting to surge forward, and the Bay Area all by itself is leading the charge. The strengths of San Francisco and San Jose are spilling over into the East Bay now. Ultimately, I am very, very hopeful.”

In the same report, Karen Engel, an economist and Executive Director of the East Bay Economic Development Alliance states that although the East Bay lost approximately 10% of its jobs in the recession – more than other parts of California – the region is now seeing significant growth in professional, scientific and technical service jobs.

With its highly educated, affluent population, Fremont is the perfect home for fast-growing new companies. And the recent rise in the professional, scientific and technical sector seems to be creating a lot of new leasing activity at Fremont Business Park – filling space and putting upward pressure on lease rates.
