Stressed Out Trying to Fit Exercise into your Business Day? Not at Fremont Business Park

June 24, 2011 by Fremont Business Park

It’s ironic that the very thing that can relieve stress for you and your employees and make everyone more productive and efficient at work often causes a great deal of stress due to the logistics of fitting a workout into the middle of a hectic business day.

At the same time, most people can’t drag themselves out of a nice warm bed at 5:00 a.m. to go for a brisk early morning jog. And we’re all just too tired when we finally get off work to face a stair stepper or treadmill at the local fitness center.

But the evidence in favor of exercise continues to mount as study after study finds that people’s moods brighten significantly on days when they work out – reducing stress and significantly improving productivity, which goes straight to your company’s bottom line.

Jog Down the Hall
What’s the solution? For the businesses at Fremont Business Park, it’s easy. Just jog (or take a brisk walk) down the hall in Building 42840 Christy Street to the office complex’s own fitness center. The center is available exclusively for tenants in any building to use before, after – or most importantly – during business hours.

The well-equipped facility has cardio equipment and free weights, as well as men’s and women’s showers and changing rooms. Without the lost time driving to and from an offsite fitness center, employees can get in a good workout and get back to their desks on their lunch hour – or between appointments or conference calls. Even if they exercise during the workday, most employees are willing to come in earlier, stay later, or are just so much more efficient that they more than make up for the time.

This is particularly true for businesses that have clients in Asia or Europe. Employees are often more willing to start work early or stay later to meet with other team members or make presentations to customers overseas, when the long hours don’t mean they will have to miss their workout.

Businesses Jumping at the Chance
Businesses such as CoaguSense, which recently renewed its lease at Fremont Business Park, have cited having an on-site fitness facility as an important amenity for its employees. The emerging growth company, which makes and markets an innovative, home care-monitoring device for patients on extended anticoagulant therapy for blood clots, is able to position the on-site gym as one of the benefits of working for the firm. In an environment where it still remains a challenge to attract high-quality employees, offering an easy way for dedicated people to get their workouts in can be seen as a real plus.

Another Bright Idea at Fremont Business Park

June 20, 2011 by Fremont Business Park

Fremont Business Park at Christy Street has undergone a complete transformation over the past 18 months. A $2.5 million renovation has upgraded virtually every feature in the complex so that it looks brand new: from the large, formal tiled entries and bright hallways to new bathrooms with granite countertops, a common conference room, and a fabulous fitness facility.

The latest added touch is LED lighting in the parking lot – supplied by Green Machine Light Engine, the oldest manufacturer of outdoor LED lighting in the U.S., and a tenant in another Borelli Investment Company-marketed business complex, Club Auto Sport in San Jose.

Lighting on a Chip
LED lighting is the wave of the future – the fixtures use chip-based light-emitting diodes as the light source. Although the up-front investment is higher, LED lights save an average of 70% on energy costs. That’s not only good for the environment, but it also saves the building owners – and ultimately the tenants – in lower electric bills every year. Payback can take as little as two to four years. And LED costs are expected to decrease as chip technology continues to advance.

60,000 Hours of Use
With LED lights, there are no bulbs to change. Maintenance is minimal. And the lights should last an average of 60,000 hours – or more than 14 years of use! In addition, when the lights finally do die and need to be discarded, there’s no mercury or lead to harm the environment.

Brighter Light and Increased Safety for Tenants and Visitors
Best of all, LED lighting typically provides brighter, more natural light than other alternatives. That means increased safety for the building’s tenants and guests who visit in the evening hours.

Lee Jatta, Borelli’s Property Manager at Christy Street, commented on Green Machine and the new LED lights. “Green Machine Light Engine did a great job on the retrofit and the light output is amazing!” he said. “The result exceeded our expectations – our tenants have said they can see more clearly and feel safer at night. The color is so vibrant, it’s hard to believe that we’ll be saving more than 75% on energy usage – with no bulbs or ballasts to replace. It’s really great for our bottom line.”

RENEWING OR EXTENDING THEIR STAY

CoaguSense
CoaguSense recently renewed its lease for approximately 3,000 sq. ft. in Building 42840 Christy Street. The company offers patients that must remain on Coumadin® based anticoagulant therapy for an extended period a groundbreaking home-care monitoring device that simplifies the frequent blood testing that’s required. With the CoaguSense home system, a small finger stick is all that’s needed to produce a blood sample on a test strip – avoiding a trip to the blood draw lab or doctor’s office. The system’s metering device then reads the sample, and physicians can be contacted to instantly make appropriate adjustments – minimizing the chance of developing a life-threatening clot.

Dynatherm
Dynatherm Medical markets FDA-cleared products that take advantage of the body’s natural thermoregulatory anatomy to noninvasively manage the body’s core temperature. This helps avoid hypothermia during surgical procedures – from the pre-op holding area and the surgery suite to the post-anesthesia care unit. Using technology licensed from Dr. Dennis Grahn at Stanford University, Dynatherm has shown it can improve patient outcomes while decreasing healthcare costs. The company is headquartered in 2,623 sq. ft. of space in Building 42840.

embedUR Systems
embedUR Systems is an engineering services company with offices in the U.S. and India, providing technical and management expertise for the embedded software applications market. MA Solutions
Tami Perry describes Marketing Solutions as a full-service marketing company – “a one-stop shop from graphic design to print.” Tami first moved into Fremont Business Park in late summer of 2010, occupying a 350 sq. ft. office in the 42808 Christy Building that was a perfect fit for her business. MA Solutions designs and produces business cards, letterhead, envelopes, flyers, brochures, postcards, logos and other graphics – and handles mailing services, corporate branding, virtual tours, photography, banners, promotional items, and more. The company has offices in both Fremont and Tracy. Tami can be contacted at (510) 440-9153.

See for Yourself

Fremont Business Park is attracting so much attention because its $2.5 million renovation has created a brightly lit, professional, like-new work environment with secure electronic entry, common conference room and on-site fitness facility – and its location is at the gateway to Silicon Valley near I-880, the Pacific Commons shopping center and Fremont Auto Mall. Tenants also have access to the fastest fiber optic Internet service in Fremont, offered exclusively to Christy Street businesses; and CEOs or business owners get free membership in TEAM Christy, a business-acceleration and mentoring group led by a chairperson from Vistage International, the world’s leading CEO organization.
