No Summer Slowdown at Fremont Business Park

August 2, 2010 by Fremont Business Park

Traditionally, the pace of the real estate business eases a bit in the summer. Many business owners are on vacation, and people are enjoying the longer days with family and friends, before getting back to the busy school/work routines of the fall.

But apparently somebody forgot to tell Fremont Business Park about the traditional summer slowdown. Leasing activity not only hasn’t declined – it’s actually accelerated in recent weeks.

JDI Shipping Moves Its World
Last Monday, JDI Shipping – which specializes in international freight forwarding, sea freight, road haulage, and air freight – made a move of its own. The company, which acts as independent cargo carriers/shipping agents giving its clients maximum flexibility and reliability, relocated from an older, dingy development not far from Fremont Business Park to the completely renovated, like-new space literally just down the street.

The move to Fremont Business Park at Christy Street is an expansion for the fast-growing business, with JDI Shipping now occupying almost 2,000 sq. ft. of space in 42808 Christy Street, Suite 209.

Private Wealth Management Buys into Christy Street
Ferdie Pernia also needed space for his fast-growing business: Private Wealth Management. Mr. Pernia’s preference was for a location in downtown Fremont. But after touring a number of office complexes – including Fremont Business Park at Christy Street – Mr. Pernia was sold on the image the clean, completely renovated space at Fremont Business Park would project to his high-end clientele.

And because Mr. Pernia also knows the value of a dollar, the highly competitive rents at Christy Street were attractive to him as well! Private Wealth Management can be reached by calling (510) 396-8300, or e-mailing Mr. Pernia.

Summer Activity Level Remains Hot
The two new tenants are just part of the story at Fremont Business Park. Jana Gluckman of Ritchie Commercial showed one of Christy Street’s largest spaces late last week, and there have been two additional requests for proposal (RFPs) for approximately 5,000 sq. ft. of space within the past week alone.

So it’s clear things are going to remain hot at Christy Street right through the summer. If you’re interested in touring the space or learning more about the office complex’s features or the unique TEAM Christy business acceleration group that meets monthly, e-mail Anna Mcquillan Rose, or call (408) 550-4826. DRE License #01368576.

Don’t forget: Borelli offers a generous finder’s fee – equivalent to 10% of the broker’s commission – to anyone who refers a prospective tenant that closes a lease for space at Fremont Business Park. Refer an associate and collect your share of the cash!

July 30, 2010 by Fremont Business Park

Hello,

With the RSVP deadline approaching, this is a friendlly reminder that the first annual MGP Golf Tournament will be held on Friday, August 6th in memory of Monte G Pasquinelli. We lost Monte last August, and this year his wife, children, and friends are putting on the MGP Golf Tournament in his memory. The purpose of the tournament is to get friends and family together to celebrate Monte’s life, share stories and memories, and most of all to have a great day filled with golf, food and drinks, and good people!

www.mgpgolftournament.com

We will have a dinner reception to follow the golf tournament, and we will have an auction and raffle prizes to raise money for a few specific organizations the family has chosen, including Bellarmine. Please visit the MGP Golf Tournament website for more information and registration for the tournament.

If anyone would like to invite someone who isn’t necessarily internet or website savvy, you can let them know they can send a check to Kathi in the amount they would like to purchase an item for. Example: If someone wants to buy a ticket to the dinner reception, they can send a $50 check to Kathi Pasquinelli at 2542 Tartan Dr., Santa Clara, CA 95050. (Check the website for all pricing on tickets to golf, for the dinner reception, and/or for a shirt.)

Thank you!

Featured Presenters
This month’s luncheon meeting will have two featured presenters:

Dan Orloff of Orloff/Williams – Are you using Facebook, Twitter or other social media to bring in more business? You should be, and Dan explains how your business can benefit by using these tools properly. Orloff/Williams is one of the Silicon Valley’s leading firms offering services in advertising, public relations, branding, web development, strategic planning, community relations, and print and broadcast production.

Stewart Guenther of Starboard Venture Partners – As entrepreneurs, we are constantly looking to engage with our next customer or partner who will affect the ‘top line’. When speaking with potential investors you need to use a different mindset and positioning. What are investors looking for? How important is selling your ‘product’? What is your “product” in these conversations? And what should you be looking to achieve from an initial conversation or presentation?

StratApps Makes Strategic Move to Fremont Business Park

July 10, 2010 by Fremont Business Park

At first, it just seemed like a coincidence.

As Fremont Business Park underwent its impressive $2 million renovation completely transforming the office space this past winter and new tenants started signing leases and moving in, the first few came from outside Fremont. Then, more tenants relocated from elsewhere. And still more followed.

Now, StratApps – a leader in the design and implementation of data warehouse and business intelligence solutions — has become the 15th new tenant to sign a lease for space at Fremont Business Park. And as was the case with 14 of the 15 previous tenants, StratApps will be moving into Fremont from a different city – in this case, Pleasanton.

What’s bringing all these dynamic, growing enterprises to the Christy Street office complex?

Smart Move to Silicon Valley Gateway
First, consider the location. Fremont Business Park is just off Auto Mall Parkway in southern Fremont. That puts businesses right on Silicon Valley’s doorstep – without paying typically higher Silicon Valley rents.

So for StratApps – which knows a thing or two about business intelligence – moving to Fremont Business Park was a smart decision. StratApps closes the “intelligence disconnect” that’s common with businesses that collect gigabytes or terabytes of data – and then don’t do anything with it. StratApps can work with virtually any platform – from Oracle to Business Objects – and can customize solutions for companies in any industry, from financial services to media and entertainment.

By the way, StratApps will occupy 1,449 sq. ft. in Building 42840 Christy St., Suite 206.

Shopping, Showers and Competitive Rents
There are a number of other reasons why Fremont Business Park has become one of the hottest office complexes in Northern California:

  • Close proximity to dining, shopping, and services at the Pacific Commons shopping center, literally just down the street
  • Onsite fitness facility, with showers
  • Micro-offices down to just over 350 sq. ft. and an array of amenities are a perfect fit for Executive Suites users – without the higher rents
  • Like-new interiors, exteriors, landscaping, and offices

Learn More About Fremont
In short, more and more companies are making the Christy Street complex in Fremont their new headquarters. Maybe you should at least take a tour of Christy Street and the City of Fremont?

E-mail Anna Mcquillan Rose for a tour, or call (408) 550-4826. DRE License #01368576
