Extras Make Fremont Business Park an Extra Special Value

September 19, 2011 by Fremont Business Park

If you’ve been shopping for office space, it may all start to look the same after awhile. Oh clearly, there are those dark, dingy 1970s and 1980s complexes that haven’t had a dime spent on them in 30 years or more that you wouldn’t waste any time on. But once you eliminate those, there are still a number of complexes where the office space all seems pretty much the same from one to the next.

So how do you decide? Obviously, price and location are important. But again, typically you get what you pay for – closer-in locations and special areas (such as downtown Palo Alto) cost more, and farther-out locations cost less.

But there are other considerations that can make a big difference in productivity and efficiency for you and your people: Amenities.

Impressing Clients and Enhancing your Work Environment
For example, for some of the smallest start-ups, the space might consist of a handful of cubicles. If a client comes to see you, what do you do – pull up a chair next to your desk? Not very impressive.

Even if your company has a couple of private offices to go with open office space, if you’re trying to make a presentation to a key client or hold a meeting involving 10 to 12 people, you’re out of luck.

Fremont Business Park has a really nice-sized common conference room, equipped with meeting tools such as a multimedia projector and Internet access, where you can really get down to business – even if a dozen people are involved. And it can be reserved at no additional charge by any business at Fremont Business Park.

Also, many studies have shown that people are more productive when they work out daily than if they lead a sedentary lifestyle. But it can be hard to drag yourself out of bed at 5:00 a.m. to go to a fitness center before work, or take up evening family time. That’s why Christy Street’s on-site gym is perfect – tenants and their employees can squeeze a workout in at lunch or, in fact, anytime to enhance productivity.

Easy Commutes and Ready Access to Dining and Services
What else, you say? Well, Fremont Business Park is two minutes from I-880 at Auto Mall Parkway in southern Fremont for fast and easy commutes and trips to call on clients. In addition, Pacific Commons shopping center is a one-minute drive (or an inviting five-minute walk!) with plenty of breakfast, lunch or dinner dining options as well as shopping and needed services.

What’s more, there’s an AC Transit stop right in front of the complex that provides quick, direct bus service to and from the Fremont BART station for employees that choose that commute option. And no need to stand around waiting for the bus to arrive. Just click this real-time bus tracker from your laptop, smart phone or PDA to learn when AC Transit Bus 212 should arrive.

In short: at Fremont Business Park, you get great office space that has been transformed by a $2.5 million renovation and affordable lease rates – plus amenities that deliver enormous value to you and your employees, regardless of the size of your company.

Christy Street has been more than 95% leased for most of the summer. But now a few spaces are opening up. To learn more, e-mail Lee Jatta, or call (408) 520-2437. DRE License #01828564

$2.5 Million Investment in a Better Business Environment

September 12, 2011 by Fremont Business Park

Step into the spacious entryway of Building 42840 Christy Street at Fremont Business Park in southern Fremont and take a look around. The formal lobby is light and airy, featuring a tiled floor, warm wall coloring, modern lighting fixtures, and tasteful art hangings. The hallway leading to the ground-floor offices, as well as the stairway that leads to the second-floor offices, feature high-quality, commercial-grade carpeting.

For the individual office suites, there are new doors and new signage. A quick stop in the restroom reveals new granite countertops, tiled floors, new fixtures, and paint.

There’s a nicely appointed conference room that any of the businesses located here can reserve using the online calendar. And right over there is a fully equipped fitness facility – with men’s and women’s dressing areas and showers – perfect for getting in that energy-boosting workout at lunchtime or any time that fits your schedule!

If you’ve been looking for office space from as small as a few hundred square feet to several thousand square feet or more for your business, a smile is likely crossing your face right now. This isn’t like all those other buildings you’ve toured with narrow, dark hallways, peeling paint, and 1980s-style décor. You can actually imagine locating your business here.

Top-to-Bottom Renovation
Fremont Business Park underwent a comprehensive, $2.5 million renovation in 2010 that has dramatically transformed the complex. In addition to the above changes, other upgrades include:

• New roof on Building 42840 Christy Street
• New exterior paint
• Resurfaced parking lot
• New landscaping
• Bicycle racks
• New, bright and highly energy efficient exterior LED lighting
• A number of brand new micro-office spaces from as small as 300 square feet
• Americans with Disabilities Act (ADA) upgrades
• Exclusive, highly affordable, high-speed fiber optic Internet service only for Fremont Business Park businesses
• On-site leasing and management office in Building 42840 Christy St.

Opportunities Are Dwindling
Fremont Business Park’s climbed from a low of around 35% occupancy in early 2010 to 95% over this past summer. Now, as several leases come up for renewal, there are a few remaining opportunities to get in on one of the nicest, most affordably priced office complexes in Silicon Valley.

In addition, the location just off Auto Mall Parkway near I-880 couldn’t be better – offering easy freeway access for short commutes and quick trips to call on customers, as well as all the shopping, dining, and services of Pacific Commons Shopping Center less than two blocks away.

Wish you could get a sneak peek at this incredible office complex right now? You can – in pictures! Just go here to view a tour, or download the property brochure.

Leasing Activity Is Hotter Than the Summer Weather at Fremont Business Park

August 29, 2011 by Fremont Business Park

By any measure, this summer has been cooler than usual in the Bay Area. But space at Fremont Business Park has remained a hot commodity, as evidenced by recent lease renewals, expansions and new tenant signings.

The majority of the recent activity has been from existing tenants – demonstrating how attractive the complex is to those already doing business here. Top-quality office space; a great location near dining and shopping plus ready freeway access; amenities such as a common conference room, fitness facility, high-speed fiber optic Internet service, and the TEAM Christy business acceleration and leadership development group all make the office complex ideal for growing companies.

Among the companies signing or extending leases this summer at Fremont Business Park are:

JDI Shipping
JDI Shipping had an easy time moving itself from one building to another at Fremont Business Park, settling into space that more efficiently meets its current requirements. The company acts as an independent cargo carrier or shipping agent, handling international freight forwarding, sea freight, road haulage, and air freight – offering maximum flexibility and reliability. The flexibility of Fremont Business Park’s own building management in being able to quickly and easily accommodate the company’s move and find the right size suite enabled JDI Shipping to continue to focus on its business and taking care of clients – while getting the perfect space for its needs!

Ontara
Ontara extended its lease in Building 42840 Christy Street. The company provides outsourced IT and accounting services for small to medium-sized businesses in the Bay Area. Among Ontara’s specialties are server-based networks, network security, and disaster planning and recovery. The company was also selected to work on Christy Street’s exclusive high-speed, fiber optic Internet plans offered at very affordable rates to tenants within the complex.

StratApps
StratApps also made a smart move by extending its lease at Fremont Business Park. StratApps provides businesses with the tools and insight needed to make more intelligent business decisions to help capitalize on revenue-generating opportunities. Clients have access to a wide range of solutions using leading technologies that help close the “intelligence disconnect” that’s common with businesses that collect gigabytes or terabytes of data. StratApps can work with virtually any platform – from Oracle to Business Objects – and can customize solutions for companies in any industry, from financial services to media and entertainment.

Tazmo
TAZMO CO. Ltd. is a Japanese-based manufacturer of Silicon on Glass (SOG) and Liquid Crystal Display (LCD) color filter coaters. Tazmo’s USA subsidiary recently moved into an office in Fremont Business Park. Among the products offered are SOG and Super Optical Device (SOD) Polyimide coaters and developers for the semiconductor industry; a single-wafer processing cleaning system; sophisticated LCD resist coaters, developers and scrubbers; and a clean-wafer transfer system. Tazmo not only supplies all of the above equipment, but it also provides outstanding service and maintenance to its customers.

Uniforce Sales and Engineering
Uniforce expanded into neighboring offices at Christy Street, significantly increasing its space in the complex. The company specializes in image acquisition, processing and video recording for a variety of industrial, medical, scientific, and military applications. Uniforce supplies sophisticated cameras, frame grabbers, image-processing software, lenses, and lighting – as individual components or complete systems. As businesses across a variety of industries seek to increase the efficiency of their production lines, Uniforce’s machine-vision solutions are proving to be very effective at enhancing their performance.

Nearby Pacific Commons Plans Expansion

June 29, 2011 by Fremont Business Park

Good things are happening in Fremont Business Park‘s neighborhood! If you know the area, then you know Pacific Commons Shopping Center, just off I-880 at Auto Mall Parkway. Its mix of shops and services has been attractive to nearby offices for some time.

Today the ownership of Pacific Commons announced a major expansion, including a new 16-screen Century Theater complex. The theater will be part of a 318,000-square-foot expansion at the seven-year-old retail center that includes a 139,000-square-foot Target store slated to open in October. Stressed Out Trying to Fit Exercise into your Business Day? Not at Fremont Business Park

June 24, 2011 by Fremont Business Park

It’s ironic that the very thing that can relieve stress for you and your employees and make everyone more productive and efficient at work often causes a great deal of stress due to the logistics of fitting a workout into the middle of a hectic business day.

At the same time, most people can’t drag themselves out of a nice warm bed at 5:00 a.m. to go for a brisk early morning jog. And we’re all just too tired when we finally get off work to face a stair stepper or treadmill at the local fitness center.

But the evidence in favor of exercise continues to mount as study after study finds that people’s moods brighten significantly on days when they work out – reducing stress and significantly improving productivity, which goes straight to your company’s bottom line.

Jog Down the Hall
What’s the solution? For the businesses at Fremont Business Park, it’s easy. Just jog (or take a brisk walk) down the hall in Building 42840 Christy Street to the office complex’s own fitness center. The center is available exclusively for tenants in any building to use before, after – or most importantly – during business hours.

The well-equipped facility has cardio equipment and free weights, as well as men’s and women’s showers and changing rooms. Without the lost time driving to and from an offsite fitness center, employees can get in a good workout and get back to their desks on their lunch hour – or between appointments or conference calls. Even if they exercise during the workday, most employees are willing to come in earlier, stay later, or are just so much more efficient that they more than make up for the time.

This is particularly true for businesses that have clients in Asia or Europe. Employees are often more willing to start work early or stay later to meet with other team members or make presentations to customers overseas, when the long hours don’t mean they will have to miss their workout.

Businesses Jumping at the Chance
Businesses such as CoaguSense, which recently renewed its lease at Fremont Business Park, have cited having an on-site fitness facility as an important amenity for its employees. The emerging growth company, which makes and markets an innovative, home care-monitoring device for patients on extended anticoagulant therapy for blood clots, is able to position the on-site gym as one of the benefits of working for the firm. In an environment where it still remains a challenge to attract high-quality employees, offering an easy way for dedicated people to get their workouts in can be seen as a real plus.

Limited Space Available
