The Ideal Bay Area Business Location: Fremont

February 16, 2012 by Fremont Business Park

If you’re looking for the perfect Silicon Valley location — without paying Silicon Valley’s high rents — come to Fremont Business Park.

If you asked a sampling of “experts” what the Bay Area’s best business location is, you might expect a number of cities in Silicon Valley to be mentioned — San Jose, Santa Clara, perhaps Sunnyvale. But these so-called experts would be overlooking one city that may well be the best of them all: Fremont.

All Roads Lead to Fremont

In 2010, once Borelli Investment Company completed its $2.5 million renovation of Fremont Business Park at Christy Street, new tenants began streaming in from all over the Bay Area. The new businesses came from nearby East Bay cities such as Union City and Hayward. They moved from Pleasanton and the rest of the Tri-Valley. But they also came from across the Bay on the Peninsula and out of Silicon Valley. What they got in Fremont is a progressive city built on innovation that truly stands at the gateway to Silicon Valley — without the costly business rents, expensive housing and traffic congestion found in many parts of the valley.

Easy Commutes and Plenty of Conveniences

Pacific CommonsWhile Fremont is a great place to live and work, the benefits of locating specifically at Fremont Business Park start with its ideal address in southern Fremont, near Auto Mall Parkway off I-880: Fast and easy commutes and client calling— Offices are just a minute or two from I-880, providing easy access to Silicon Valley, Palo Alto and the Peninsula via Hwy 237 or Hwy 84 and the Dumbarton Bridge — as well as to Oakland and the rest of the Easy Bay.

Great shopping and services — Pacific Commons shopping center is literally a 5-minute walk away — with dozens of establishments for dining, shopping and services. Major stores include Kohl’s, Costco, Staples, Office Depot, Lowe’s, DSW, and Old Navy. Dining is available at PF Chang’s, Claim Jumpers, Applebee’s, Carino’s Italian Grill, Panera Bread, In-N-Out Burger, Quiznos, and Cold Stone Creamery.

Service your car while you work — No need to lose half a day at work when your car requires service. The dealerships just down the street at the Fremont Auto Mall include Acura, BMW, Honda, Hyundai, Kia, Lexus, Mercedes-Benz, Nissan, Porsche, and Toyota.

Bus to BART — AC Transit Bus 212 stops at the complex’s front door, and connects directly to the Fremont BART station, providing additional commute options for employees who don’t have – or don’t want to use – a car. What’s more, the real-time bus tracker eliminates the waiting for employees choosing to ride BART.

Better values and lower costs — Most importantly when every dollar counts today, unlike some of the pricier areas of Silicon Valley, rents at Fremont Business Park are highly competitive and housing costs are much more affordable in Fremont and nearby communities.

Enhance Your Productivity

The bottom line is that Fremont Business Park businesses have discovered they have access to a higher quality pool of employees who work more effectively and productively because they don’t have to deal with the expense, wasted time and other frustrations of long commutes.

If you haven’t yet made the short trip to Fremont to see these offices, you need to do it very soon. The complex was nearly 100% leased this past summer, but normal turnover has now opened up a few units.

So if you’re looking for the perfect Silicon Valley location — without paying Silicon Valley’s high rents — come to Fremont Business Park.

Demand for Office Space Goes Through the Roof in Silicon Valley

January 4, 2012 by Fremont Business Park

SAN JOSE (CBS SF) – Despite the continued sluggish economy, 2011 will actually go down in the record books as one of the biggest years ever for commercial leasing in Silicon Valley.

Fifteen million sq. ft. of office space has been leased in the region this year. Demand for office space seems to be driven by tech sector hiring.

“It’s a leasing boom,” summed up Mark Ritchie, president of Ritchie Commercial Real Estate. “In mid-peninsula to northern Silicon Valley, I mean to be very specific about that, I mean Palo Alto has consumed Mountain View, which swallowed Sunnyvale. Cupertino has been eaten by Apple so it leaves Santa Clara and San Jose.”

He believes, for tech companies, it’s all about having a Silicon Valley location.

Diving Into a Larger Pool of Employees

October 17, 2011 by Fremont Business Park

The economy is very slowly emerging from the Great Recession and unemployment in California remains high. So one would think there would be a lot of people looking for work. But if you’re like me, you know it can be really hard to find truly qualified employees who will work for salaries that fit within your budget range.

One of the causes of this is the high cost of living in the Bay Area. That includes our fast-rising transportation expenses.

What does gas cost these days? Close to $4 a gallon – right? And how about cars? Good used cars have become much more expensive because so many people can’t afford to buy new anymore. Add in ever-increasing insurance costs, and many potential employees simply have to find other ways to get to work.

What can you do about this? One solution is to make sure you locate your business so it’s convenient to public transportation. And no office complex is more convenient to public transit than Fremont Business Park at Christy Street – which has an AC Transit stop for Bus 212 right at the corner of Albrae and Christy Street – in other words, just outside your front door.

On Track to the Best Employees
Where does AC Transit Bus 212 stop? One of the places is the Stevenson BART station, approximately 30 minutes away. This BART connection means you can easily draw employees from as far away as Berkeley or Richmond; Walnut Creek, Pleasant Hill or Concord; Castro Valley, Pleasanton or Dublin; or even San Francisco or Daly City.

That’s an enormously broad and deep labor pool, and that means you have a much better chance of finding the skilled, highly motivated employees you need at salaries that won’t break the bank.

Smart Way to Check Schedules
Your employees will also love the fact that they can check bus schedules on their PC or smart phone, so they won’t waste a lot of time standing around at the bus stop. All they have to do is click the bus tracker to know precisely when the 212 Bus will arrive. The tracker link is also on the Fremont Business Park web site.

Other Christy Street Location Benefits
For those employees who do drive to work and live in Fremont or other nearby East Bay communities, Fremont Business Park is located right off I-880 at the Auto Mall Parkway exit. Shopping, dining and entertainment is within easy walking distance at the Pacific Commons shopping mall one block away. And employees will find a variety of dealerships to service their cars at the Fremont Auto Mall within minutes of your offices.

Now that you know how well-located Fremont Business Park is, take a few moments to come see this newly renovated complex. A sweeping $2.5 million upgrade has really made it an attractive, comfortable place to do business. For a tour, e-mail Lee Jatta, or call (408) 520-2437. Hurry! Only a limited number of office suites remain available. DRE License #01828564

Finding the Right Fit at Fremont Business Park

October 5, 2011 by Fremont Business Park

Finding the right office space for your business can be as difficult – and as personal – as shopping for a new home or wardrobe. Your offices have to be sized right – not so big that you’ll get lost in them or so small that they’ll cramp your style – and they should reflect well on your company, communicating your level of professionalism and accomplishment.

Whether it’s just you as you’re starting out, or you’re in a growth phase and need more room for your expanding staff, Fremont Business Park at Christy Street has a variety of suites to fit your needs.

Veto Overpriced Executive Suites
If you’re a start-up, make your first executive decision not to choose a costly executive suite arrangement. You may pay up to $7 per square foot in rent – and get a lot of services and features that you don’t need and never use. With money likely to be tight right now, don’t waste yours!

Fremont Business Park has spaces as small as 310 sq. ft., with key services such as our exclusive, blazing fast, fiber optic-based Internet service available in various bandwidth for amazing low monthly rates.

Looking for something a little bigger? How about 500 sq. ft.? 1,000 sq. ft.? 2,000 sq. ft.? Even 6,000 sq. ft.? Christy Street currently offers a very limited number of office suites in each size category. (For example, only one 6,000 sq. ft. suite is available right now, so if that is just right for your needs, contact Lee Jatta right away!)

Moving Up Made Easy
If your products and services are as well received as you expect, you’ll need more space soon. No worries! Borelli Investment Company makes moving up incredibly easy – without the hassle of packing up, canceling phone and Internet services, ordering new services at a different location, printing new stationery and brochures, and so on.

Just stay put at Fremont Business Park. We work hard to offer options so you can easily move from one suite size to another – all the way to 10,000 sq. ft. – without you ever having to call the moving vans.

A Nice Reflection on your Business
The best part about being at Fremont Business Park is that the $2.5 million renovation that was recently completed has transformed the office complex into a classy, highly professional and inviting place to work. No dark, dingy hallways to walk down or questionable restrooms to visit.

In short, this is a business environment that provides the ideal fit and style – for you and your business.

Want to know more? E-mail Lee Jatta, or call (408) 453-4700 x140. But don’t wait too long. Fremont Business Park’s occupancy has been at 90% to 95% all year. There are only a few spaces left if you want to join one of the most vibrant business communities in the Bay Area. DRE License #01828564
